Covenants, Conditions & Restrictions for Gemini Elysia Residential Estates
Important: Please read all of the covenant. All requirements in the covenant must be understood and complied with before you will be allowed to own land. LANDOWNERS vs. RENTERS:

If you own residential land, you cannot deed to group or perform terraforming or erect a skybox. Buying land entitles you to take ownership of all artivles on the property, including house, birds, waterfalls if present, and landscaping. Ownership requires the purchase price of the parcel plus the first month's tier. A 3 month commitment is required to buy land on the island. Residence means yourself and one partner, if you are in a romantic relationship. Residences are non-comercial; no buying or selling is permitted in residential estates. You may not sell your land or rent out space.

If you are a residential renter the same articles of covenant apply to you as residential land owners. However, renting land does not allow you to take ownership of any objects on the land, such as house, birds, landscaping etc. If you rent you are expected to commit to three months' stay, and after that time you have the option to buy the parcel. Renting residential land requires advance payment of three month's tier.

If you are an artist who has purchased a live-work studio, the same articles of covenant apply to you as one who has purchased land. Artists live-work studios are sold or rented to one person only. No partnerships may be performed between yourself and a second artist in your studio. Each artist must own or rent their own studio. You may not deed to group or erect a skybox. Ownership requires the purchase price of the parcel plus the first month's tier. A 3 month commitment is required to buy land on the island.

If you are an artist renting studio space, you receive your permissions for object entry, scripting, etc., by joining the group jimNi. Artists studios are commercial spaces and living in them is not permitted. Artists studios are rented to one person only; no partnerships may be performed between yourself and a second artist in your studio. Each artist must rent their own studio. You may not deed to group or erect a skybox. 4 weeks rental are required to rent studio space, and a one-month commitment to stay is required
SKYBOXES

Skyboxes are not permitted on Gemini Elysia.
BUILDING AND LANDSCAPING

Landscaping is editable, but terraforming is limited to special approval by Zeno Ochs. Landscaping must not hang over or otherwise encroach on a neighbors’ property. If another owner’s possessions overlap your property you must notify them and communicate a proper solution. Editing, modifying, or deleting a neighbors personal property is strictly prohibited and grounds for expulsion from the island

To ensure a stable, favorable environment for all residents, all terraforming must kept sympathetic to the surroundings and neighbors and clear 3m from the boundary lines.
- Since Gemini is a residential and artistic community, architecture and landscaping must be kept sympathetic to the area.

Please be considerate of your neighbors when using scripts or scripted objects, the management reserves the right to insist on any excessive scripts or scripted object being removed.
BOUNDARIES

Please do not tick the 'Limit Access' to box under your land options (this puts up the red barriers which we all hate). Security scripts which give at least 30 seconds warning before removing are acceptable. If you have a problem with a griefer, please consult with Gemini Elysia about placing any offenders on the estate wide ban list.

Gemini Elysia Estates are to be a safe place to live and play, so please no harassment, stalking, littering or other anti-social behavior.
- You are responsible for the behavior of any guests that you invite to the Region.
- These are not Combat Regions and therefore combat is prohibited. For your own protection please leave your parcel set to 'Safe (no damage). No sandboxes.
- The land is provided on an 'as is' basis to residents. We endeavor to provide a pleasant experience in line with the expectations of our customers but can offer no guarantees of satisfaction. We are willing to work with the owner closely if the owner wishes to make changes in the land, so that it not only suits them better but betters the parcel as a whole for future use.

- A conversation with the island owner, Zeno Ochs, is necessary prior to sale. Commencement of sales or rental implies that all aspects of the covenant have been read, understood, and wil be observed.

Covenant compliance is required prior to purchase of land.
